For High-rise Office Buildings

The clas­si­fic­a­tion of a build­ing as a high-rise is defined in the con­struc­tion reg­u­la­tions at state level.  In case of a fire, the height of a build­ing is cru­cial for evac­u­ation pur­poses, as the turntable lad­ders of the fire bri­gade gen­er­ally reach up to a max­imum height of 22 m.  For this reason the le­gis­lator has stip­u­lated spe­cial fire pro­tec­tion pre­cau­tions for high-rise build­ings through guidelines and or­din­ances.

Fire risks exist in nearly all areas and on all levels, as well as in un­der­ground car parks or in com­mon rooms, of­fice space and con­fer­ence fa­cil­it­ies.  When ana­lyz­ing the risks of a high-rise build­ing, the range of dif­fer­ent ma­ter­i­als used in the build­ing and the av­er­age dens­ity of people must be taken into ac­count in ad­di­tion to the con­struc­tion height and the mul­ti­tude of dif­fer­ent usage areas.  Also bear in mind that the es­cape routes in a high-rise build­ing can be very long.  The con­sequences of a fire are often dev­ast­at­ing, as es­pe­cially in high-rises, fires can spread very quickly and un­con­trolled to other floors via flashover.  The safety of people on the higher floors is par­tic­u­larly vul­ner­able here as es­cape and res­cue routes may be blocked.

If a fire breaks out in a HVACR or server room, this may not present an im­me­di­ate risk for people in every case, but their abil­ity to work may be af­fected without air con­di­tion­ing and vent­il­a­tion sys­tems or without ac­cess to water, the el­ev­ator sys­tems or heat­ing.  Fail­ure of the IT net­work due to a fire may have an even worse ef­fect on the op­er­a­tional ca­pa­city of a com­pany.

Flames, smoke, gas emis­sions, heat – fire has many fa­cets.  Orena has the right fire de­tect­ors for the vari­ous areas within an of­fice and ad­min­is­trat­ive build­ing.  Their sig­nals con­verge in the fire de­tec­tion and ex­tin­guish­ing con­trol panel, which is­sues an alarm to the people at risk and the fire bri­gade.  In ad­di­tion, the Orena panel mon­it­ors the in­stalled fire pro­tec­tion sys­tem for proper func­tion­ing and elec­tric­ally trig­gers the ex­tin­guish­ing sys­tems that are not equipped with their own trig­ger­ing ele­ments, e.g. sprink­ler sys­tems.
