Overview
The classification of a building as a high-rise is defined in the construction regulations at state level. In case of a fire, the height of a building is crucial for evacuation purposes, as the turntable ladders of the fire brigade generally reach up to a maximum height of 22 m. For this reason the legislator has stipulated special fire protection precautions for high-rise buildings through guidelines and ordinances.
Fire risks exist in nearly all areas and on all levels, as well as in underground car parks or in common rooms, office space and conference facilities. When analyzing the risks of a high-rise building, the range of different materials used in the building and the average density of people must be taken into account in addition to the construction height and the multitude of different usage areas. Also bear in mind that the escape routes in a high-rise building can be very long. The consequences of a fire are often devastating, as especially in high-rises, fires can spread very quickly and uncontrolled to other floors via flashover. The safety of people on the higher floors is particularly vulnerable here as escape and rescue routes may be blocked.
If a fire breaks out in a HVACR or server room, this may not present an immediate risk for people in every case, but their ability to work may be affected without air conditioning and ventilation systems or without access to water, the elevator systems or heating. Failure of the IT network due to a fire may have an even worse effect on the operational capacity of a company.
Flames, smoke, gas emissions, heat – fire has many facets. Orena has the right fire detectors for the various areas within an office and administrative building. Their signals converge in the fire detection and extinguishing control panel, which issues an alarm to the people at risk and the fire brigade. In addition, the Orena panel monitors the installed fire protection system for proper functioning and electrically triggers the extinguishing systems that are not equipped with their own triggering elements, e.g. sprinkler systems.
